Commercial Building
Run a three-floor office tower with rooftop HVAC, a central plant, a heating loop and emergency power, served over MQTT, OPC UA and Modbus TCP.

A three-floor office tower. It has one rooftop HVAC unit per floor, a central chilled-water plant, a hot-water heating loop, two supply fan motors and a standby emergency diesel generator.
Asset ages are mixed: the floor-3 HVAC unit at 12,000 hours, floor-2 at 8,000, the boiler at 7,000, the AHU fan motors at 5,000 and the chilled-water pump at 4,000. The floor-1 unit is new. Older units run with warmer supply air and draw more power.
Protocol scopes are set per area. The HVAC, chilled-water and heating areas are served over OPC UA, with the heating-loop pump on MQTT. The AHU fan motors are on Modbus TCP and the generator is on MQTT.
What's running
| Area | Assets |
|---|---|
| HVAC | Rooftop units |
| Chilled water | Central chiller, circulation pump |
| Heating | Boiler, heating-loop pump |
| Electrical | AHU fan motors, standby emergency diesel generator |
Use cases
- A source of BMS data for demos and tests.
- Occupancy-driven HVAC behavior across floors.
- Newer and older building equipment in one run.
- Backup power inside a building.
